Tenant Fees

When you rent a property from a landlord in addition to the monthly cost of the rent you will also be required to pay some fees to the letting agents.

Holding Deposit

When you decide you want to rent a property you are required to pay a holding fee in order to secure the property. This payment will form part of the total deposit if your application for the property is successful, so when you move in you will be asked to pay the first months rent, deposit less any holding deposit paid.

The holding deposit will not be refunded to you if you decide to withdraw from the application on the property. It will be refunded if you do not pass referencing or the landlord withdraws the property from the market.

Application Fee *

You will be asked to pay an application fee to cover the cost of referencing, initial checks and preparing your tenancy agreement.

Guarantor *

If you are unemployed, a student or your income is not deemed high enough to rent the property. A Guarantor will be required.  Reference checks will be carried out on your guarantor and a fee will be required.

Renewal Charge

If you wish to renew your tenancy agreement after the initial 6 month term, a charge will be made for this renewal.

Lost Keys

If you lose your keys we can get a replacement set for you but a charge will be made.

Late Rent

We reserve the right to charge a fee for chasing any rents which are received more than five days late from their due date.


We will be happy to provide you with a reference for mortgage or landlord purposes. To cover the cost of this we may charge a fee for this service.

Check Out Fee

We make a charge to carry out a check out report against the in going inventory of the property.

Work Arrangement Fee

If we need to carry out any work at the end of the tenancy  because of damage caused by you we will charge an arrangement fee based on the work. This will be subject to a minimum charge.

Return of overpaid rent

If you forget to cancel your standing order at the end of your tenancy, and we need to refund you this payment, we may charge you an arrangement fee to cover the cost of administrating this.

Credit Card Fees

We can accept payment of fees or rent via a Credit Card, however we will need make a charge to reflect the charges  we are charged to process credit cards. We will always tell you at the time of taking the payment the charge for this.
