Sell Your Property
If you already own your home, then in order to be a proceedable buyer you will have need to have sold your property. We can offer you a free Valuation and Marketing advice if your property is not yet on the market or if you current agent is struggling to find your a buyer.
Select the properties that you are interested in viewing by using this website. We recommend that you view properties as soon as possible. Popular properties can sometimes sell in the first few days of coming onto the market. We accompany every viewing.
You will require a solicitor if you are selling or buying a property. It is a good idea to contact a couple of solicitors at this stage to get some quotes. When you have found your dream property then you are in a good position to get the buying process moving.
Once you have viewed a property that you have fallen in love with, you will need to make an offer on the property. Once your offer is accepted and we have qualified the offer, the property is taken off the market and buying process can get moving.
If you need a mortgage, you will need to submit your mortgage application very quickly so the buying process is not held up.
Appoint a Solicitor
If you have not already done so you will need to appoint a solicitor. We can put you in touch with a couple of solicitors if you don’t have a solicitor at this stage.
The mortgage company will instruct their own Mortgage valuation. You may wish to have a more detailed survey done in the way of a Home Buyer report or a Full Building survey.
This activity is undertaken by both sets of solicitors and your solicitor will explain what is involved. Yes it can be complicated but we are here to guide your through the process and hold your hand during this process.
When all the conveyancing had been completed and you have your mortgage offer in place you will be in a position to exchange contracts.
On your move in day your solicitors will inform you that you have completed and will instruct us to release the keys to you. The keys will then be available for you to collect from our office. With all the excitement of getting the keys for your new property don’t forget to read the utility meters when you move in.
